PRE-CONSTRUCTION PHASE

PRE-CONSTRUCTION PHASE

Consultation During Project Development :

Schedule and attend regular meetings with Client during the development of conceptual and preliminary design to advice on the use and improvements, selection of materials, building systems and equipment. Provide recommendations on construction feasibility, availability of materials and labor, time requirements for installation and construction, and factors related to cost including costs of alternative designs or materials preliminary budgets, and possible economies.

Estimating :
Construction Budget/Quantity Surveying:

There are numerous methods and levels of accuracy for preparing capital cost estimates for a construction project. Each method has its appropriate applications and limitations, but it is important to recognize and emphasize that all estimates are approximations based upon judgment and experience. Even the final reported cost figures on completed projects will differ in detail from what the true costs really were, because considerable judgment is required in recording and allocating cost figures while operations are in progress.

Value Engineering :

Value analysis/engineering is an organized, creative approach, which has for its purpose the effective identification of unnecessary costs, i.e., costs which provide neither quality nor use nor life nor appearance nor customer features. Realizing these potential savings requires a systematic and innovative approach. We work with the design consultants, bring to task our experience and develop prepare and report on our analysis to provide savings for the project at all the stages including design, and report on potential savings, during the life cycle of the project.

  • Development of information and requirements.
  • Speculate on alternatives.
  • Analyze and evaluate alternatives.
  • Develop the program.
  • Proceed with proposal, presentation, and selling.

Construction Planning :

Recommend for purchase and expedite the procurement of long-lead items to ensure their delivery by the required dates.

Developing Work Packages :

Make recommendations to the Client regarding the division of work in the Drawings and Specifications to facilitate the bidding and awarding of Trade Contracts, allowing for phased construction taking into consideration such factors as time of performance, availability of labour, overlapping trade jurisdictions and provisions for temporary facilities.

Drawing Review :
Co-ordination of Contract Documents :

Review the Drawings and Specifications to eliminate areas of conflict and overlapping in the work to be performed by the various Trade Contractors and prepare pre-qualification criteria for bidders.
